Garbage Disposal
GFL will begin trash service at Lake Thunderbird homes on Monday, August 3rd. The recycling service will be every 2nd and 4th Wednesday of each month. See the full schedule here.

Aluminum Can Donations
A collection shed has been placed next to the cardboard recycling dumpster for aluminum can donations. Proceeds will benefit the ARK Animal Rescue in Lacon, IL.

Are you open to the public?
No, Lake Thunderbird is a private homeowners association and is only for the use of our members and their guests.
How do I become a member of the LAKE THUNDERBIRD ASSOCIATION?
You must own property in the association to be a member and provide the association with a recorded deed. You can find listings in our ChairTree publication, the bulletin board outside the office, or on various real estate websites.
How much are the dues for the association?
For 2026, vacant lot dues are $649, and lots with homes are $817.
If I own multiple lots, do I have to pay dues on each lot?
Yes, dues must be paid on each lot.
What does the membership include?
You will receive two vehicle stickers per lot owned, to be used only on vehicles registered at your billing address; wristbands for all persons residing at your billing address; and access to all Lake Thunderbird amenities. Watercraft stickers and additional vehicle stickers are available for a fee. See the list of fees for additional information.
What about guests?
Members can have guests; however, each guest must wear a guest wristband while on common property (dam, lake, shoreline, pool, beach, nature trails, etc.). Members are responsible for their guests and must accompany their guests on common property (pg. 13 of the Covenants and Bylaws). Guest wristbands are available for pickup at the office by the member.
For guests who will be accompanied by a member while on common property, the member may pick up the wristbands.
NEW in 2026 – Members may use the Dependent Guest Usage Form to designate family members as “Dependent Guests.” Dependent Guests can pick up their own wristbands and car passes from the office (with a photo ID) and will be given access to amenities without their member present.
Guests using their own vehicles must have a vehicle pass. Guest vehicle passes cost $10 per day and can be picked up at the office by the member. Note: The vehicle license plate number, make, model, and color will be required.
Can I buy a lot with a friend?
Yes. The association will accept three (3) separate families on each lot as long as they are each recorded on the deed. One will become the primary owner, pay the association lot dues, and receive their vehicle stickers and wristbands.
The other two will each become co-owners and will each pay the association co-owner fee, which for 2026 is $743, and will each receive their own vehicle stickers and wristbands.
Do you allow members to rent their homes?
Rentals/leases less than six months are not permitted. Download our rules and regulations on nonowner occupancy.
What is the ChairTree?
The ChairTree newspaper is a monthly publication that can be sent to your home ($25 for an annual subscription) or for free on our website.
Can I camp on my property?
Camping is not allowed on vacant lots. However, we have a campground available.
How big a boat and how much horsepower can we have?

Do you allow jet skis?
No jet skis are allowed.
