Q: Are you open to the public
A: No, Lake Thunderbird is a private homeowners association and is only for the use of our members and their guests.
Q: How do I become a member of Lake Thunderbird Association?
A: You must own property in the association to be a member and provide the association with a deed with your name on it. Most properties are individually owned. You can find listings in our Chair Tree publication, the bulletin board outside the office or on various real estate websites.
Q: How much are the dues for the association?
A: For 2024, vacant lot dues are $497 or $549 with a spigot. Homes are $656, which includes water for the year.
Q: What does the membership include?
A: You will get 2 vehicle stickers per membership to be used only on vehicles registered at your billing address, wristbands for all persons residing at your billing address, access to all Lake Thunderbird Amenities.
Q: What about guests?
A: Members can have guests. Each guest must wear a guest wristband while on common property (dam, shoreline, pool, beach, nature trails, etc.). Guest wristbands are available for pick up BY THE MEMBER at the office Monday-Friday from 8am-4pm and Satuday 8am-12pm. There is no charge or limit to the number of guest wristbands (color changes weekly). Guests using their own vehicles must have a vehicle pass. Guest vehicle passes are available at the office Monday-Friday from 8am-4pm and Saturday 8am-12pm at the cost of $10.00 per day. Arrangements may be made for your guests to pick up their vehicle passes and wristbands, but the member MUST call the office to make arrangements! Members are responsible for their guests.
Q: Can I buy a lot with a friend?
A: Yes. The association will accept 3 separate families on each lot as long as they are each recorded on the deed. One will become the primary owner and pay the association lot dues and receive your vehicle stickers and wristbands. The other 2 will each become co-owners and will each pay the association co-owner fee that for 2024 is $474.00 and will each receive their own vehicle stickers and wristbands.
